 This property will be sold to the highest bidder above the court-ordered reserve of $50,000.00, which is well below the current market analysis of $112,500.00.

This is a cash sale.  In order to bid at this auction, you must present a cashier’s check in the amount of $5,000.00 to get a bid number.  Unsuccessful bidders will get their check back at the close of bidding.  The successful bidder must pay 10% of their bid as earnest money at the close of bidding.  Any amount over and above the $5,000.00 cashier check may be paid by personal check.  This is a cash sale.  Closing will be 30 days after the auction.  Failure by the successful bidder to close for any reason will result in forfeiture of the 10% earnest money as liquidated damages.
